Our client is a dynamic and growing Design & Build Main Contractor delivering high-quality turnkey construction solutions across London and the Southeast.

Specialising in mixed-tenure residential, luxury later living, purpose-built student accommodation (PBSA), hotels and commercial developments, the business has built a strong reputation for delivering technically challenging schemes from concept through to completion.

Founded by Directors with over 40 years of combined industry experience, the company has enjoyed sustained growth and, in recent years, has significantly expanded its project portfolio. They are now regularly delivering developments valued at £15 million+, with an exciting pipeline of residential and student accommodation schemes across South London and the surrounding areas.

The Role

Our client is currently seeking to recruit a Design Manager to join their team in South London to work on a £15+ million new build residential project consisting of multiple blocks and over 40 units.

The successful candidate will take ownership of the design process on several residential and student accommodation projects across South London from pre-construction through to project completion, ensuring design information is coordinated, compliant and delivered in line with programme requirements.

Working closely with internal delivery teams, consultants and subcontractors, you will manage all aspects of design coordination across residential developments, ensuring projects are delivered efficiently while maintaining the highest technical and quality standards.

This role would suit a proactive Design Manager who enjoys working within a collaborative, growing business where they can take ownership of projects and contribute beyond the traditional design management role.

Roles and responsibilities include but are not limited to:

  • Lead and manage the design process from pre-construction through to project completion
  • Coordinate all design disciplines, including: Architectural, Structural Engineering, MEP Services, Fire Engineering, Specialist Subcontractor Design Packages
  • Chair and lead design team meetings
  • Monitor design programmes and ensure information is issued in line with construction programmes
  • Review consultant and subcontractor design information for buildability, compliance and coordination
  • Identify design risks and proactively resolve technical issues
  • Work closely with Construction, Commercial and Pre-Construction teams throughout project delivery
  • Manage RFIs, technical queries and design changes
  • Coordinate design approvals with clients, consultants and statutory authorities
  • Support procurement by reviewing technical submissions and specialist package designs
  • Assist with drawing reviews, technical take-offs and supplier coordination where required
  • Ensure all projects comply with current Building Regulations and relevant legislation.
  • Coordinate design information required for Building Control approvals
  • Support projects through Building Safety Regulator (BSR) Gateway processes where applicable
  • Ensure all required handover documentation is completed, including certification and Operation & Maintenance (O&M) manuals
  • Coordinate project handover documentation
  • Ensure as-built information, certifications and O&M manuals are complete and accurate
  • Support successful project completion and client handover

Candidate profile:

  • Degree qualified
  • Proven experience managing the full design process on residential developments
  • Experience coordinating multidisciplinary design teams, including Architectural, Structural, MEP, Fire Engineering and specialist subcontractors.
  • Strong understanding of construction sequencing, technical detailing and design coordination
  • Experience preparing project handover documentation, including certifications and O&M manuals
  • Experience working on High-Risk Buildings (18m+) and knowledge of Building Safety Regulator (BSR) Gateway 2 and Gateway 3 processes is highly desirable
  • Strong organisational and communication skills with the ability to manage multiple stakeholders
  • Self-motivated with the ability to work independently while contributing to a collaborative team environment
  • Flexible approach and willingness to support wider project requirements where needed
