The Role

Our client is seeking an experienced Contracts Manager to oversee multiple traditional new build residential developments across the Northern Home Counties.

The successful candidate will be responsible for the overall management and successful delivery of several concurrent projects, ensuring they are completed safely, on programme, within budget, and to the highest quality standards.

This is a senior operational role requiring a proactive and commercially minded construction professional who can effectively manage project teams, maintain strong client relationships, and drive performance across a portfolio of developments.

The role will involve regular travel to sites across Hertfordshire, Bedfordshire, Buckinghamshire, Cambridgeshire, and surrounding areas.

Roles and responsibilities include but are not limited to:

  • Manage multiple traditional new build residential projects from inception through to completion and final handover
  • Ensure projects are delivered safely, on time, within budget, and in accordance with client expectations
  • Monitor project performance against programme, cost, quality, and contractual requirements
  • Develop and implement delivery strategies to achieve project objectives
  • Provide leadership and support to Site Managers and project delivery teams
  • Carry out regular site visits to monitor progress, quality, safety, and programme performance
  • Ensure best practice construction methodologies are adopted across all sites
  • Resolve operational issues and provide practical solutions to maintain project momentum
  • Work closely with Commercial and Surveying teams to monitor project costs and profitability
  • Review project budgets and identify opportunities for cost savings and value engineering
  • Manage project risks and mitigate potential commercial and operational issues
  • Support the agreement of variations and management of contractual obligations
  • Promote and maintain a positive health and safety culture throughout all projects
  • Ensure compliance with current legislation and company procedures
  • Monitor quality standards throughout the construction process and ensure defects are minimised
  • Lead by example in promoting high standards of workmanship and site presentation
  • Build and maintain strong relationships with clients, consultants, local authorities, and supply chain partners
  • Attend project meetings and provide regular progress updates to senior management and clients
  • Manage customer expectations and ensure successful project outcomes
  • Mentor and develop Site Managers and Assistant Site Managers
  • Foster a collaborative and high-performing project environment
  • Identify training and development opportunities within the operational team
  • Support recruitment and succession planning where required
